While there are many vendors and specific types of metal roofs, they are primarily two types to consider, Standing Seam or Exposed Fastener.Standing Seam Metal
Standing seam refers to a roof that has a seam standing over another panel—in other words interlocking. These panels usually range in width from 12” to 20” inches. Built in nail flanges or mechanical clips are utilized to mechanically fasten these panels to the substrate. Once the roof and perimeter metal is installed you are left with a roof that is feels unified, as there are no exposed fasteners, other than mechanical, electrical or plumbing penetrations.
Rosner custom fabricates our standing seam roofs on site. This eliminates damage to the panels and speeds up the production time on your installation. We stage our roll former on site and produce our panels out of steel coil. Standing seam metal roofs have fit and finish warranties that are specific to the manufacture and are superior to the type of warranty you would typically see for shingle roofs.
Two Popular profiles seen with standing seam roofs are Snaplock and Mechanical lock profiles.
Snaplock profiles are formed in such a way that they are interlocked with the use of a clip that acts as a “hook” for the seams to interlock. Snaplock roofs are great for roofing and metal siding.
A mechanical lock seam is one where there is sill a clip mechanically fastened to the substrate, however, the entire seam is crimped its entire length. Mechanical lock roofs are great for roof areas that are lower slope or if wind uplift is a concern.
Exposed fastener
Exposed fastener roofs like PBR or 7/8” corrugated or Pro Panel II roofs are the type or roof or siding that you would see on a barn or our building. Some folks regard them as Ag profiles. The difference with this style roof/siding is that the pieces usually come in a 3 foot width and are attached to the substrate with exposed screws that have an EPDM washer.
Recently, we have seen these types of metal being specified on commercial buildings, as architects are adding more and more metal into their designs. Commercial wall panels, as some of these profiles are referred to as, are becoming more popular as a way to accent or highlight an otherwise “traditional building.
Fit and finish warranty information varies by manufacture but typically they are superior to shingle style roofs.
Metal roofs generally run around 3 times more than a shingle roof, with the understanding that you are installing a “lifetime” roof. Since Colorado is an active market, some of our clients have opted to replace their roofs with metal, as metal tends to hold up to hail better than a shingle roof.
